Budapest_21, Martinsa-Fadesa’s mixed-use development on Csepel Island wishes to provide the setting for the 2020 Olympic Games involving leisure, water and natural surroundings.
Budapest_21 is going to take place in a key location in Central-Europe. Martinsa-Fadesa has found the perfect plot; just five kilometers south of Budapest’s famous Chain Bridge, at the head of Csepel Island where a secondary branch of the Danube, known as the “Small Danube” in Hungary, begins. Martinsa-Fadesa own 82 hectares of this 200-hectare plot of land, which is currently classified as a “mixed-use city centre area”, and is the largest undeveloped area in Central Budapest.
Following intensive consultations with both the Municipality of the 21st District and the Metropolitan Municipality, we have developed a common goal: to transform this area, via a unique development, into one of the new symbols of Budapest, a city that can provide the setting for a variety of developments, from commercial, residential and business to developments involving leisure, water and natural surroundings. Budapest can even provide the setting for the 2020 Olympic Games. Taking account of the diversity inherent in the project, NAOS has designed a concept that ensures continued variety; variety of use, products, future users, city environment, building types, and architectural design.
With its views of a new city park the Urban Project is set to become a regional business centre. Our Water City Project will contain residential buildings within a system of newly developed canals, pools, and green areas. The canals will be connected to the “Small Danube” which will ensure a perfect setting, both for the residential area with the river banks free of vehicular traffic, and also for watersports facilities. To further enhance the residential area, the green areas will be inter-connected with pools and water gardens. The third principal element of the project, the Park Project, will be comprised of a 35-hectare park and a further 12 hectares of woods along the river banks. The Park Project will, naturally, be connected to the internal green areas.
We are in close contact with the Budapest Olympic Movement. Martinsa-Fadesa wishes to ensure that every effort is made to achieve that the 2020 Olympic Games takes place, in part, in this new public park. The Olympic Village can easily be accommodated in the residential area, and the “Small Danube”, together with the new system of canals, amply serves the needs of kayak and canoe races.
