This year will not be characterized by the expansion of the current supply, the amount of rentable square meters and the number of purchasable projects in the domestic real estate market. Some opinions are already expecting a decrease in supply, the shortage of quality projects and slow growth in the domestic real estate market. Everyone is waiting for the right moment.
On the Buda side hand over for 2012 WING's Hegyvidék Centre project at Apor Vilmos square is planned.
Once finished, metro line 4, the biggest investment in Budapest will also have significant related retail developments, like Etele City Center by Futureal at the Kelenföld Railway Station. At the moment the planned delivery date these projects is 2013, but according to the prediction of the experts they might be further delayed. One of the offers of this year is the K&H headquartersdeveloped by TriGranit on the site of the Millenium City Center.
As forecasts show that there will be a shortage of quality offices in the market in the coming two or three years, the biggest domestic developers like Futureal or WING have several projects which they are ready to launch at the right moment, thus future market conditions are the only influencing factors in their decision as to which project on their waiting list they will gussy up first.
